-- The Rest Of Canada

Because Alberta, BC's and Ontario’s economies continue to lead the country by a large margin (even though you must be very select in BC due to dramaticly unbalanced economic fundamentals in some regions), every month thousands of people from all across Canada are moving to Alberta and Ontario to live and work!  For instance, just look at the massive movement into Alberta:

1997-- 31,000 people moved here

1998-- 47,400 moved here

1999-- 43,000 made Alberta their new home

2000-- 39,300 became new Albertans

2001-- 40,500 became new Albertans

2002-- 46,100 became new Albertans

2003-- 39,500 decided to make Alberta home

2006 - 54,700 poured into the province from ALL areas of Canada

 

Ontario: rated second for inter-provincial migration over the last 5 years is now beginning to gain a big lead on the other provinces.  This, combined with the substantial number of immigrants from outside Canada moving into the province, will continue to drive demand in the Top 10 Cities & Towns... and completely ignore others. 

Then, even with our strengthening dollar, the US & world demand for our manufactured goods nad energy will continue to strengthen the province’s employment (see graph).  There is some economic re-structuring going on in the province, which is slated to be cleared up by 2008, so that leaves today as a great time to be buying real estate.

The inter-provincial migration to Ontario will start to escalate and combine with the out-of-country immigration, giving it a double whammy of new residents.

BC: Is attracting less workers and creating a worker shortage especially in the economically balanced regions of the NE of the province.  The island continues to attract money from Alberta's wealthy (2nd homes and retirement destinations.) 

 

Sure it’s true that for a small percentage of these people moving to a new province is a short term solution.

They'll stay there for a few months... or a few years... and then go back home. However, history has proven that...

Economic Boom Effect #2 - Economic Leadership Effect

Canada's economy is now leading the G7 countries in many of the key categories that are important to economic stability.  This leadership role has taken a lot of work and sacrifice within Canada but now you can reap the rewards.  Here are just a few of the many economic categories Canada is leading in:  Population growth percentage,

Regions within our G7 leading economy are growing and performing even better.  For instance:

Alberta grabs the lead in attracting new businesses & new population as well as creating jobs.  The government leadership has had a phenomenal effect on the financial future of Alberta as well as a major influence on how other provinces, such as BC and Ontario, are being run. Whether you like their policies or not, their actions have created the atmosphere for massive economic growth.

With the Alberta government's attacks on the deficit and their focus on keeping business and personal taxes the lowest in Canada -- Alberta's economy is leading the way in North America - with a long and sustained boom just beginning. In a recent International study, Alberta ranked #1 in government fiscal responsibility over all 10 provinces AND all 50 of the United States. This means Alberta is leading the whole continent in economic growth and stability.  This leadership position is slated to continue well into the future.

ONTARIO begins to awaken…

And now Ontario's diverse economy kicks into gear.  With the overwhelming size of its workforce, it is very clear that Ontario is already feeling the positive effects of the strong economy and population growth.  Just take a look at the massive line-ups of trucks and trains going south over the border, everyday of the week, with goods manufactured in Ontario.

Currently the province's economy is going through a restructuring, changing from the old dynamics to a new and more productive future.  This restructuring will provide the sophisticated investor a window of opportunity in 2008 to buy quality real estate, while others are frozen in fear.  Those who understand economies will be taking action, while those who live by the day-to-day headlines will be stuck on the sideline only to look back in dismay.

What will quickly happen is that Ontario's economy will begin creating more jobs than it has in history,  therefore attracting people from across the country who are looking for economic stability. 

Recently, the Ontario economy created more jobs per capita than any other province in Canada... the first time in over 2 years that this had occurred.  This was not covered in the media headlines, but sophisticated REIN Members knew about it and took swift and immediate action, that's the value of being a part of a group of forward focused like-minded action takers.

BC's Growth

The BC real estate market and subsequent building industry has brought a lot of prosperousness to the marketplace there.  This will continue, but only in very select regions of the province.

The Olympic building boom has created a strong looking economy in the province but of course this will have to end in 2009 as the projects are completed.  At that time sophisticated investors will need to be very aware of the economics that will or won't drive the province after the 2010 Olympics.  Forestry will have to go through a massive restructuring during the 2007 -2009 period so investors will have to be cautious in forestry towns during this period.

Oll of our research is showing these three regions are sitting on an economic boom like we haven't seen in years. 

And as people move into the key economic provinces, the inevitable demand for Real Estate rentals will occur.

From a tax point of view, Alberta continues to lead the country.  Evelyn Jacks (author of Jacks on Tax) called Alberta the "Tax Haven of North America." And back in 1999, we identified the province as "The Cayman Islands of Canada" for tax advantages.

This is all proving to be true, as more companies and high net worth individuals are moving their assets and businesses to Alberta than anywhere else in Canada, bringing jobs, tax revenues and increased economic diversity.  BC, Ontario and Alberta have been in a multi-year fight to see which province could have the lowest corporate and personal income tax rate.  This may change as the Ontario Liberal government begins their spending ways, giving Alberta another economic edge.

And the latest trend is even more telling. Instead of creating off-shore trusts in some island country, many individuals and corporations are developing "Alberta Trusts" as shelters for their assets and incomes. This is literally pouring cash into the province and helping to drive the economic engine.

The number of businesses in Alberta grew by 4.9% annually from 1996 to 2006… and the trend continues even today. The next closest is Ontario with 2.4%. The rest of the country lags behind.

The old standbys of the oil & gas industry and the oil sands projects will lead Alberta’s growth, providing you with many Real Estate opportunities. 

With close to $107 Billion dollars of investment already committed for the province, we will see a strong and stable boom.

Manufacturing will begin a very rapid recovery in Ontario after the current restructuring is complete... creating a magnet for workers moving there from the rest of Canada.  The current migration of people and businesses to BC & Alberta is now officially the largest in history. 

In addition, Ontario & Alberta's bio-technology industries are quickly becoming the strongest in all of Canada... for the first time in history, bringing in even more people with high-paying, long-term jobs.

Watch for a second wave in high tech companies moving to, and growing in, Ontario High Tech Triangle located in the Kitchener - Waterloo area.  Ontario’s and Alberta's futures are definitely the brightest in all of Canada! Especially beginning in 2007.  Here's another Alberta shocker...

The Net Government Debt is Completely Paid Off, Meaning Alberta is the First And Only Province To Actually Have Net Assets (in fact the province is now over $3 billion dollars into the positive)!  No tax surprises coming in that province – and health care, infrastructure and school funding pouring into the market will turn it into a destination province.

We are living in a truly amazing time... in a truly amazing economy, especially for those who take action and especially for those who take action right now.

So when all the analysis is done and the numbers are crunched....

Sure Toronto, Edmonton, Hamilton, Vancouver and Calgary are not as crime ridden as Los Angeles, New York or Detroit.
