I have a big thanks going out to Don and Russell. I had all but given up on real estate investing last year at this time. But I came out last March to see a REIN meeting on the off chance that it was for real. Boy has that risk paid off. I already had a duplex that I owned (parents paid for down payment and I managed and lived in) at the time, and 3 condos that I convinced my parents to buy (in 2003) in the new Sasso development. All that, but no structure or confidence in me to do more deals. I knew there had to be a way to do win-win deals and stay out of the grey area.
Enter REIN and the Joint Venture idea. well, let me tell you, I organized the numbers and went to my folks and they were impressed with this new structure. It formalized what had been to that point, a confusing situation. They bought in to the JVA idea, and since then, gave us $40,000 for another house (which we moved into), and agreed to reinvest the capital (~$110,000) and their profits ($82,000) from the 3 Sasso deals into more real estate in Edmonton.
If you combine their profit from Sasso with ours, and the original investment capital, you get $275,000 of investment capital! This does not even include the $250,000 in untapped equity in our duplex that we can refinance (using the creative lenders introduced to us through REIN) to purchase even more.
To add to all this, last night my uncle (a lawyer, and maybe a gatekeeper) started to ask us questions about what we were doing with real estate. I remembered all the info from January and February's CD's (we have missed that past few meetings, oops!) that Russell was giving out and put it into play. I grabbed my JV handouts and showed him Russell's recent deals, as well as the behind the curtain booklet and the housing stats for alberta, and he was in. It was so easy. I was remembering what Russell kept saying on the CD's, "Standing on the shoulders of Giants". I know that Russel was referring to other action takers in REIN and Don of course, but I submit to you that last night I was standing on your shoulders Russell. Thanks.
Now if we can only figure out a way to tap into my parents circle of friends over in Saudi Arabia... Don mentioned to me in a phone call meeting last October how to set up a website for those engineer types over there; I am still planning on it Don! You'd think that they might understand the world oil situation and the "Alberta Advantage". Plus, I think they have lots of money.

A while back I emailed you with the details of my "difficult" situation --> unemployed recent university grad, with only cash assets. I felt unconvinced that I would be able to qualify for a mortgage, and became despondent. So, I chose to become proactive (positive energy) instead of focusing on the seemingly impossible (negative energy), and the following is what I did:
I phoned a number of mortgage brokers and asked a number of questions. When I found the one that seemed amenable to "playing ball", I made an appointment to see her. Not having even a shirt and tie to wear, I decided to purchase my first suit. Regina is a small city, but I found the best men's clothing store and spent around $1000 on formal business attire. Now in Regina, a thousand dollar suit will make you look like a million bucks, so I felt the strategy was worth every penny. Next, I studied the Ultimate Bank Application, and filled it out meticulously. I wrote a cover letter to the mortgage broker explaining my business plan based on a proven Canadian real estate investment strategy, and stated my short, mid, and long term goals. I made it crystal clear that I was not employed by anyone (spotlighting). However, I did assert that I intended to be fully and successfully employed with my real estate investing, and that I looked forward to making her part of my business team.
Before the meeting, I went over my notes from your book, and created in my mind the vision that I was persuasive and successful. At the meeting I was very nervous, yet presented my material calmly and professionally. When the question and answer session was finished, the broker said to me, "I've never encountered anyone so prepared and forthcoming in a pre-approval meeting before. I'll give you my best recommendation, but the final decision rests higher up." Needless to say, I left the meeting both elated and anxious.
The next morning, at 9:00AM, the mortgage broker telephoned me. "Patrick, you'll be pleased to know that ScotiaBank is willing to pre-approve you at 4.44% for 120 days. Start buying houses!" I was stunned. As an unemployed recent grad, who only days before was immobilized by uncertainty, I could now use my quarter million inheritance to begin my empire building. Here I was, just a week earlier, thinking I would only be able to buy two properties outright instead of purchasing several at 25% down. Even now I'm still trying to grasp my new reality.

First I would like to express my appreciation for all of the hard work you guys do and valuable information you provide. Because of your consistently steadfast and positive message I stuck with my real estate investments through the negative cash flow, negative comments and sleepless nights to get to where I am today.
A year before investing in any real estate (’02) I made a cocky promise to myself to be retired as of July ’07. This promise had enough loop holes like minimum yearly income, minimum bank account statement and minimum real estate holdings value in it to make a failure acceptable since hitting the minimums would be unrealistic. Unbelievably, I only have 2 loop holes left to close and a fellow called me the other day with $400K in cash to invest in Alberta real estate which will close one loop and a black on black Z06 Corvette closes the other. I expect to be shopping for sweater vests as early as the spring.

Thanks for the advice and your advice has confirmed my gut feel. Since joining REIN in september, I had walked away from 4 deals, this being the last one, I walked away. It was so discouraging and I was at the verge of giving up.
Just last Saturday, I flew to Calgary to meet with Randy Bett (referred to me by Russell, very thankful) and after a very exhausting weekend of house hunting, finally purchased two property. Thank you so much for your constant support to achieve my goal. I couldn't have made it so far without the REIN support and most of all Randy Bett as he was absolutely amazing. I learned so much from the weekend trip and since joining REIN, and it certainly proved that having a team is the most important part of this business.
I will always talk about REIN to friends and hope you will continue to refer clients to Randy.

Thank you for giving me the knowledge and the confidence to buy investment real estate. There are so many deals out there, the deals are showing up and I don’t have enough time to take advantage of them.
Dawson Creek is really booming. We had a stagnant economy here for about 30 years. My timing was great! About the time I joined REIN is about the time our economy was taking off. Housing prices have gone up 42% in the last 18 months... I have lived here all my life and I have never seen so much building going on.
Every house that we have bought is because someone needed a place so we buy the place and have the tenant waiting for us to take possession. The last house we bought was with the REIN hassle free tenant strategy.
I am 59 years old and I am in the process of selling my farm and taking the money to buy real estate. My main objective is cash flow as when we no longer farm or have my seed business we need monthly income. I need cash flow more than increased net worth. I ended up finding some commercial buildings that have great Cash Flow. I now have 3 commercial buildings, two in Dawson Creek and one in Peace River.
In my opinion I was able to buy these buildings below market value and they have great cash flow after debt servicing. My goal is to have $12000 per month in 5 years so I am part way there.
By the way I really believe in goal setting, however, the Personal Belize idea is new to me but we are working on it. I can see the tremendous power in that and we will have ours done shortly. I have quite a bit written and we are just starting on the collage. Thank you for all your help and support.

Just a quick note to let you know that we have finally bought our first investment property! We are especially pleased about this purchase (a triplex in Ottawa) because we had two (2!) properties fail inspection for a variety of reasons, so after finding two supposedly good properties and paying for two inspections, and discovering two sets of serious flaws, we had no building to show for it until November 2nd when we waived all the conditions on the purchase of our first property. The deal closes January 3rd and we're thrilled! It took six offers (on six properties) and three inspections to land our first deal but we did it.
Thanks to you all for your support, information and feedback on prior deals. We are now focussed on acquiring Property #2 en route to 10 properties by May 16, 2006.

In my first email to you following the August Vancouver workshop I wrote that "although I get the action thing, I'm not getting the results I want. However, after I listened to you and the various speakers this past Tuesday, I was and am convinced that I can be a very successful real estate investor once I use the REIN tools and support."
Well, I was right as the following displays:
As you heard me share at the Vancouver meeting this past Tuesday I have two properties because of the REIN system. But my success doesn't stop there. When I made an offer to purchase my first property on Clareview Road, I didn't know if the price I offered was in the 'market price' of Kernohan. The price I ended paying was $103,000 (which is very little for someone used to Vancouver prices). The conditions have since been removed including the appraisal which marked the value of the property at $105,000. I made $2,000 in one deal. That brings me to property number two which is located in Bannerman. The vendor accepted my first offer of $101,000. Earlier today I talked with Rebecca from Peter Kinch's office who informed me that the appraiser marked the value of this property at $103,000. Another gain of $2,000. In two deals I've made $4,000. WOW!
But my present success doesn't stop there. These two properties both meet the 1.1 rule. So, as you know, I will be auto-approved for the financing of my next property.
My success is the direct result of following the REIN system and working with a good team of fellow investors in Vancouver and Edmonton. There is no possible way that I could have learned what I learned or received the opportunities that I was able to capitalize on without REIN. Don, I'm sending this email to you to say thank you.

I am writing to thank you and the whole REIN team for an excellent kick-off in Ottawa. The Friday night workshop and the Quickstart were excellent – packed with practical information, well-paced and fun. Great job!
This was my third Quickstart and my wife’s second (I was in Calgary in June 05 and we went together to Edmonton in November 05). It was also our first without you there in person. You would have been proud to see your team in action, including the volunteers. Donna was amazing (I know, as usual). She sees all and does whatever it takes. (E.g., in getting the last of the water out of a pitcher at our table, I spilled the ice all over my handouts. Donna was there in seconds helping clean it up and bringing dry replacement handouts. Wow!) Russell Westcott, Bob Tracz and Peter Kinch were amazing too and that’s not a word I usually use.
Their knowledge, energy and sense of humour engaged the audience throughout the weekend. In fact, they completely demonstrated what I see and enjoy as the REIN approach that learning should be fun. It also reminded me of a facilitator’s comment at an effective presentations workshop: "Long after people have forgotten what you said, they’ll remember how you made them feel." I feel great after the Quickstart and am reviewing my notes and handouts to remember what was said.
Almost two years ago, I took an early pension from a career, which was mostly in various roles of management improvement and policy development (financial management, internal audit and evaluation, integrated risk management). In this work I was periodically responsible for developing, organizing or presenting at large and small conferences and seminars/training programs. All to say, that as much as I appreciate the excellent delivery of REIN events, I appreciate the huge ‘iceberg’ of work below the visible tip.

I was introduced to the REIN group by a friend last year, I was a little unsure because I thought that it could be and it sounded like a SCAM. Another one of my close friends had joined and they both invited me to the Edmonton Quick Start in 2005, before the Quick Start I purchased Don's book and read it.
After the Quick Start I had the usual excitement and big plans that I rarely follow through on. When I got home to my wife in our brand new oversized house I explained to her that we were going to sell and buy three revenue properties, I was surprised when she agreed and fully supported my decision. Our house went on the market and was shown 3 times in 2 days, part of this deal was our offer on another property. Our offer on the new property fell through and by gathering advice from my friend we took our house off the market and pursued the finding of tenants. We wrote 2 more offers before finally having an offer accepted.
We used several REIN techniques to help us starting with surrounding yourself with like minded people and saving strong relationships, we used a cover letter on our accepted offer, my wife drove home using a different
route and found our current personal residence, and the sophisticated investor binder was worth its weight in gold which has helped us with other purchases.
Today, four months later that house that we were going to sell is worth another $100,000 and it has also given us leverage to purchase a four plex. The same house rents for $2000 a month and positive cash flows $500 a month.
In less than six months we increased our net worth dramatically. As we reach our own personal Belize I would like to give a special thanks to my friend and fellow REIN member Ryan Paquette.

My story is like most where our career is shaped not based on passion but opportunity. My wife and I over 20 some years built up a very successful furniture store and even with its success there was always something missing. This discontentment led us amongst other ventures to Real estate Investing.
I had purchased 3 properties and began to feel the challenges almost immediately. In September of 2003 I heard of REIN and joined. In less than 3 years REIN has given me the tools to build my portfolio from 3 properties in 2003 to 14 properties today. Interestingly enough during this time I became very aware of my passion to assist others in discovering and realizing there true potential.
In the fall of 2005 we made the life changing decision to close our established furniture store and to pursue our passion full time. What REIN has meant to me and my wife who by the way isn’t even a member, is a place where we have been taught great systems as well as the ability to meet great like minded individuals that provide advice and support. This led us to build up our portfolio thus giving us the courage to pursue our dreams. With the closing of the store I’ve pursued my dream and passion of assisting others with the development of my business coaching practice “Growth Strategies”. Imagine, I get to work with energetic, enthusiastic businesses owners and assist them in over coming challenges and help them identify and pursue there potential. Without the comfort of our Real Estate Investments we wouldn’t have had the courage for such an abrupt change in careers.

We are coming up to our year as members and Pat and I now have more focus than we ever imagined on what it takes to be successful in real estate and our lives. REIN has given us the opportunity not only to learn how to purchase and hold real estate in the right way, but the relationships we have developed are moving us forward. I have just returned from your Quickstart program this past weekend in Toronto and wanted to drop you a note to congratulate you on the program you have put together. I have been fortunate enough to go to many seminars and workshops over the years and have heard a number of the top business and motivational speakers in North America. Beyond the feel good aspect of hearing some unique perspectives, I have always looked for the “take away”. What can I use tomorrow to better or change my life or business? What impressed me most about your program was the number of take-aways you provided, that I can use in both my personal life and in investing. You have, in one short weekend, provided the philosophy, tools and techniques that deliver on your promise of creating knowledgeable real estate investors. Even if I wasn’t investing in real estate, I would still say that it was money and time well spent. That is unusual, not just in the real estate world but in general. You and the REIN team should be very proud of yourselves. Well done!

I live in Grande Prairie, anyways, I used to drive down to Edmonton to attend the meetings..... leave at noon, go to the meeting, hop in my truck and drive back to GP to arrive home somewhere around 4am. YUCK!
But I went.
Fast forward about 2 years and I stopped going - too much hassle, and I got the CDs at home every month......... and bought nothing (real estate).
Fast forward another couple years, and I made a commitment to myself to attend as many meetings in a year as I can, and now I travel Westjet - I watch for the sales and buy my tickets several months in advance, so it really costs about the same as driving. If the airports burned down and I had to drive again.... I would.
Don't get me wrong - the CDs are great - Don and Russ and the team provide unmatched info every month, but THE BIGGEST BENEFIT for me is getting in a room FULL of positive, like minded people who take action. It inspires me to take action. Coinicedence? Nope. You won't hang out with "Negative Normans" at REIN - they can't see anything positive - even if it was hanging in front of their face.
If you want great education, fantastic comraderie, and inspiring people to hang out with (and advisors to help you through the rough spots) - you know where to go........

PS - some of the biggest financial gains I have meade in the past 5 years have been because of other REIN members giving me advice that got me through bad sticking points in deals that most investors would have had to toss aside...... that in itself has more than paid for a lifetime of REIN for me.
