#1. Real Estate Market Updates:


In this Supplemental newsletter we will look at 2 recent studies that have just been published that have an effect on the Canadian Real Estate Market.

  • Canadian Average Real Estate Prices

  • Increased Canadian In-migration.

Canadian Average Real Estate Prices

Robust economic conditions fuelled strong growth in average housing prices in major markets across Canada. Here are the findings for average house prices for two-storey homes in the third quarter of 2005, and the corresponding growth over the same period in 2004 (courtesy of Royal LePage). The Average re-sale house price is one of the indicators of regions that have strong economic fundamentals

Canada - $ 324,066 (+6.7%)

Montreal - $ 203,688 (+5.0%)

Ottawa - $ 271,429 (+4.2%)

Toronto - $ 364,111 (+6.4%)

Calgary - $ 252,411 (+7.9%)

Edmonton - $ 194,857 (+9.1%)

Vancouver - $ 499,667 (+8.8%)


Clearly the Western Provinces have been on a tear for the last 12 months driven by increased in-migration, low unemployment, strong energy sector growth and overall economic strength. However, key Top Investment Towns Ontario dramatically outperformed the two large Ontario cities. That is why it is so critical to follow the fundamentals and why these select smaller centers will continue to be so high on the Top 10 list.


This is just another example of the power of Real Estate, congratulations to the people that have taken action over the past 12 months and purchased their first or their next piece of Real Estate… These growth factors on there own are very substantial, but once you factor in the wonderful tool of leverage these returns on your investment become very impressive…


For example…


If you would have bought an average 2-storey piece of Real Estate in Edmonton in August 2004 you would have only paid on average $177,125 and August 2005 that property would now be worth $194,857. You would have realized a $17,732 ($48.58/ day) equity appreciation on your investment. Now if you would have made a 25% downpayment on that house in August 2004 ($44,281), your return on your investment would have been over 40%.


Being smart with leverage makes such a difference, and gives you an edge that to difficult to find in other investments. I think you can see why we say that

Increased In-migration

Demographic statistics… Canada now has the 2nd highest rate of population among the G8 countries between 1994 & 2004. During this period the Canadian Population grew at a rate of almost 1%, while the United States was 1.1%. Canadian growth considerably exceeded that of all other remaining countries in the G8.

UK - 0.34%

France - 0.40%

Japan - 0.10%

Germany - 0.20%

Italy - 0.15%

Russian Fed. -0.10%


Why is this important? Simply the more people who are drawn to Canada, the easier it will be for our economy to grow. New residence often rent for at least the first 2 years of their residency in an area, before deciding whether to buy or to continue to rent. This is an important number to watch as an investor it provides you two markets, 1). The renters support your cash-flow market 2.) When they move to home buying, they support your sale market. The perfect real estate storm.


Within Canada, Alberta has posted the fastest growing population growth. During the last year alone Alberta has increased in population by a rate of 1.62%, the population of Alberta grew by 52,000 people to 3,256,800. Among other provinces which experienced growth above the country as a whole were British Columbia (1.25%) and Ontario (1.08%).


Bottom line as Real Estate Investors you need to look for areas to which people are moving in at a faster rate than the Canadian average. That’s why we analyze not only Canadian population growth but also local population growths – we’re looking for fast growth areas. Canada has one of the top population growths among the G8 counties and within Canada the only areas to post a positive net in-migration were Alberta, BC and Ontario.
